What is BASIX in 2026?

The Building Sustainability Index (BASIX) is a mandatory NSW planning requirement for all new residential buildings and major renovations. Since its introduction in 2004, BASIX has evolved significantly — and 2026 marks the biggest update yet with the introduction of the Materials Index and alignment with the National Construction Code (NCC) 2025.

What's New in BASIX for 2026?

1. Materials Index (Brand New)

The biggest change to BASIX in 2026 is the introduction of the Materials Index — a new scoring system that measures the embodied carbon of your building materials.

The Materials Index measures the embodied carbon of your building materials. As of July 2026, it is in a reporting phase — you need to report it but it doesn't affect approval. However, early adoption is wise as it will likely become mandatory in 2027–2028.

Can I still use gas in a 7-star BASIX home?

Technically yes, but it significantly reduces your energy score. Gas hot water and gas cooking are being phased out under NCC 2025. We recommend heat pump hot water (300–400% efficiency) and induction cooking for best BASIX scores.

How much does it cost to upgrade from 6-star to 7-star BASIX?
