What is Architectural Outsourcing — and Why Partner with giantA?

Architectural outsourcing is the practice of engaging a specialist external firm to deliver design, drafting or compliance documentation that would otherwise need an in-house team. For engineers and certifiers, partnering with giantA means access to a NSW DA/CDC lodgement pipeline, in-house BASIX + NatHERS capability and a registered architectural lead — without employing staff or renting Sydney office space. For building designers and interstate architects, our team acts as the local lead consultant on NSW projects, handling portal lodgements, council queries and BASIX coordination while you focus on the design scope.

How the Partnership Model Works

Our consultant partnerships follow a four-step collaboration framework used on NSW DA, CDC and CC projects:

  1. Engage — Confidentiality agreement, scope definition and fee arrangement (per-project, retainer or referral-share).
  2. Co-design — giantA leads the architectural package, BASIX/NatHERS documentation and design process coordination; you deliver your specialist discipline.
  3. Lodge — We lodge via the NSW Planning Portal DA/CDC pathway, listing consultant roles as agreed (lead or specialist).
  4. Certify & hand over — Certifier and PCA involvement, Construction Certificate, Occupation Certificate and final defect resolution.

Project Types We Collaborate On

giantA currently co-delivers work across:

  • Dual occupancy and secondary dwellings — CDC and DA pathways under SEPP (Housing) 2021
  • Multi-dwelling housing — terraces, townhouses and manor homes in R2/R3 zones
  • Small apartment buildings — Class 2, three storeys and under, with Class 6 retail at ground
  • Alterations and additions — including complex heritage and bushfire-affected sites
  • Mixed-use retail/residential — see our Class 6 retail capability
  • Boarding houses, co-living and build-to-rent — under the DA/CDC compliance checklist framework

Compliance Expertise Partners Can Access

  • SEPP (Housing) 2021 — Pattern Book, manor homes, mid-rise housing and CDC pathways
  • BASIX + NatHERS — 7-star whole-of-home ratings, ABSA and BASIX targets (see BASIX & NatHERS services)
  • NCC / BCA 2022 — Class 1, 2, 3, 6 and 9c documentation
  • LEP / DCP interpretation across Sydney metro and regional NSW
  • Section 4.55 and 4.56 modifications — Building Information Certificates and development consents
  • CDC statutory 20-day lodgement and DA lodgements via the NSW Planning Portal

Frequently Asked Questions

What types of consultants does giantA partner with?

giantA partners with every discipline that contributes to a built-environment project — design (architects, building designers, landscape, interior), engineering (structural, civil, hydraulic, geotechnical, acoustic, facade, ESD), compliance (certifiers, building surveyors, BASIX/NatHERS assessors, bushfire, accessibility, heritage, contamination), survey and costing (cadastral, quantity surveyors, inspectors, arborists) and delivery (builders, project managers, strata, traffic, legal, marketing). The network is open — if your discipline is not listed, we still want to hear from you.

How do I propose a project collaboration with giantA?

Start with our online enquiry form outlining your discipline, accreditation status, project type and preferred engagement model (per-project, retainer or referral-share). We respond within two business days and book a 30-minute discovery call where we align scope, fees and lodgement responsibilities before signing a collaboration agreement. info@giantA.com.au or call +61 488 880 787.

Does giantA work with consultants outside NSW?

Yes. Interstate and international consultants regularly partner with us on NSW projects. For statutory sign-offs (DA, CDC, CC), we act as the registered NSW lead consultant and coordinate through local accredited partners; for non-statutory scopes (3D visualisation, BIM, concept design, marketing), offshore teams work directly with our Sydney studio under joint-delivery terms.

What compliance documentation does giantA provide?

We deliver the complete NSW lodgement package: architectural drawings, BASIX certificates, NatHERS 7-star energy reports, Statement of Environmental Effects, Clause 4.6 variations where applicable, and coordinating consultant scopes (structural, hydraulic, civil, bushfire, landscape). Documentation is structured to NSW Planning Portal requirements with the relevant SEPP, LEP, DCP and NCC 2022 references.

How are fees structured in a partnership?

Three standard models: per-project fixed fee for defined scopes, monthly retainer for ongoing pipeline access, and referral-share where one party introduces the client and the other delivers. We do not charge consultant-network joining fees, and subconsultant fees are negotiated per project based on complexity, timeline and statutory risk.

Do I need to be a registered or accredited consultant to partner?

Statutory disciplines (architects, building certifiers, building surveyors, structural engineers on Class 2+, bushfire consultants on BAL-40/FZ) require current registration with the relevant Australian authority. Non-statutory disciplines (3D, BIM, marketing, concept design, landscape concept) do not require registration — we evaluate on portfolio and delivery record.

Is there a minimum project size or fee commitment?

No fixed minimum. We collaborate on everything from single-dwelling alterations to multi-stage mixed-use developments. What matters is alignment on scope, delivery timeline and quality standards — the partnership model scales up or down to suit the project.
