Residential and commercial building work in NSW sits at the intersection of three regulatory regimes — the Environmental Planning and Assessment Act 1979 (planning), the Design and Building Practitioners Act 2020 (registration and declarations), and the National Construction Code (technical compliance). A structured design process is not overhead; it is how compliance risk, cost control and design intent stay aligned from brief to keys-in-hand.
Each of our four stages has clear entry criteria, defined deliverables and a sign-off gate, so you always know what's been done, what's next, and what it will cost.
Step 1: Feasibility & Brief
Every successful project starts with a disciplined brief. We sit with you to define scope, objectives and budget, then test the idea against planning controls and site constraints before any design fee is committed.
- Define scope and objectives — we workshop what you're actually trying to achieve: number of bedrooms, target end-value, accessibility, sustainability goals, future staging
- Review site and planning constraints — zoning, LEP / DCP controls, SEPP overlays, flood and bushfire mapping, heritage listings, easements, 88B instruments and any site-specific constraints
- Confirm budget and approval pathway — preliminary cost estimate against your brief, and an honest assessment of whether the project suits Exempt Development, CDC via private certifier, a council DA, or a staged Section 4.55 modification
You receive: a written return brief and a fixed-fee proposal covering the remaining stages — no surprises later.
Step 2: Concept Design
Once the brief is locked we move into design. This is the creative stage where we explore options, test them against planning controls, and present a resolved direction for your approval.
- Develop design concepts and layouts — floor plans, site plan and massing that respond to orientation, outlook, privacy, slope and access
- Prepare plans and 3D visuals — photorealistic renders and walkthroughs so you can inhabit the design before it's built
- Confirm design direction — a formal review session where you choose the preferred option, sign off the concept, and we freeze the design intent for documentation
- Integrate environmental systems — early input on passive solar, water, thermal performance and cross-ventilation so BASIX / NatHERS compliance is designed-in rather than retrofitted
You receive: a concept design package — plans, elevations, 3D images, preliminary BASIX commitments and a refined cost estimate.
Step 3: Approvals & Documentation
The detail stage. We coordinate consultants, prepare the approval documentation, and develop the construction drawings once approval is in hand. Our submissions are complete at lodgement, which is how we maintain a high first-pass approval rate.
- Coordinate consultants — structural engineer, landscape architect, BASIX / NatHERS assessor, surveyor, hydraulic engineer, bushfire consultant — we brief them all and integrate their work into a single coordinated package
- Prepare approval documents — Statement of Environmental Effects, plans to council DCP standard, BASIX Certificate, NatHERS assessment, Landscape Plan, Stormwater Concept — whatever your pathway requires
- Develop construction documentation — after approval we progress to fully detailed Construction Certificate documentation: construction plans, sections, details, schedules, specification. Compliance with NCC, relevant Australian Standards and consent conditions
You receive: a lodgeable approval package and, after approval, a CC-ready documentation set ready for builder pricing.

Step 4: Construction Support & Completion
Our involvement doesn't stop at approval. We support you through builder selection, the construction phase, and handover — protecting the design intent and the value you've invested in documentation.
- Assist with builder coordination — pre-start meetings, review of builder RFIs, clarification of design intent, review of shop drawings and material selections
- Respond to site queries — timely answers when the builder hits an unexpected condition or needs a detail clarified
- Support inspections and handover — periodic site reviews (where engaged), defects identification, assistance with occupation certificate documentation, and a final walkthrough at practical completion

Frequently asked questions
How long does the full design and approval process take in Sydney?
Most residential projects take 6–16 weeks from initial brief to approval depending on pathway: CDC via a private certifier can complete in 2–4 weeks, a council DA typically 8–16 weeks including assessment, while a Construction Certificate adds a further 2–4 weeks once approval is granted. Complex multi-dwelling or heritage-affected projects may take longer.
What's the difference between a DA, CDC and CC?
A Development Application (DA) is assessed by council against the LEP and DCP. A Complying Development Certificate (CDC) is a faster pathway approved by a private certifier for code-compliant designs. A Construction Certificate (CC) certifies the construction drawings comply with the Building Code of Australia and is required before building work starts — regardless of which approval pathway was used.
Do I need an architect, or will a building designer do?
In NSW, the Design and Building Practitioners Act 2020 requires a Registered Design Practitioner for Class 2, 3 and 9c buildings. For Class 1 and Class 10 residential works (houses, granny flats, duplexes), a qualified building designer with Open Rise accreditation can carry out the same design and documentation scope. giantA operates under both frameworks depending on project class.
How much do your design services cost?
Fees vary with project scope and class. As a guide: Concept Design packages start from around $3,500 for a granny flat or single-storey addition, $6,000–$12,000 for a typical single dwelling or duplex, and quoted fixed fees for larger commercial or multi-residential work. We always provide a fixed-fee proposal after the Feasibility & Brief step so you know the total cost before proceeding.
What happens if my DA is refused?
If council refuses a DA we review the reasons, advise on design amendments, and either lodge a Section 4.55 modification, a Section 8.2 review, or prepare fresh documentation addressing the refusal grounds. Our approval rate is high because the Feasibility & Brief step identifies refusal risks upfront and we only proceed to lodgement when the pathway is clear.
